Getting Organized to Get Your Home Sold!
The time to start preparing to sell your home is before it even hits the market. Below are some tips from sellers who successfully sold their homes fast. Remember: it’s all about presentation!
One month before you plan on putting your home on the market:
Go through each room (including the attic and garage) and make three piles. Label your piles “Donations”, “Garbage”, and “Garage Sale”. A good rule of thumb for clothes is “if you have not worn it in over a year, donate it”. Many donation sites will give you a receipt that is tax deductible. Next, gather up items that would sell at a garage sale such as gym equipment, gently used children’s toys, and other items you feel could sell for a few dollars. You never know what garage sale bargain hunters are looking for! And finally: toss, toss, toss. Get rid of all clutter, broken items, or any debris from every room, drawer, nook and cranny.
Two weeks before:
The potential buyers want to see an organized space they can envision themselves living in, so it’s time for major organizing. Now that your home contains only the items you regularly use and are worth keeping, it’s time to organize all closets and shelves. Remember the less that is left out for all to see – the better!
One week before:
Now is the time to paint, patch-up, or repair any holes in the walls. Clean the inside of the home from top to bottom. Clean ceiling fans, wax your floors, rent a carpet cleaner, dust all baseboards. This is the time to make your home shine. Make sure you continue the upkeep and spruce up the home again before any open house or potential buyer appointment.
Last but not least, don’t underestimate curb appeal. Make sure the grass is cut, trimming is done, pools are clean, and all landscaping is meticulous. Remember, the front of your home is the first thing the potential buyers are going to see. It never hurts to place a nice wreath on your front door or to have fresh cut flowers in a vase on a table in the foyer. First impressions last!
